Provided by our sister company, Reades Group Services, and available exclusively to clients subscribing to either the Option 2 or 3 service, our credit control services are second to none, and have earned us an excellent reputation for successful collection and prompt payment.
We collect rents and charges via Direct Debit, a closed loop process where we deal directly with BACS, allowing us to monitor tenancy accounts closely and ensure payment is made in a timely manner. We also receive payments by Debit or Credit Card on the rare occasion a Direct Debit is returned unpaid, or ad-hoc payment is required at the start of the tenancy or mid-month.
We make payment within 4 working days of receipt of cleared funds so our clients enjoy the certainty of prompt payment, whether for a new tenancy or ongoing rent collections.

Provided by our sister company, Reades Group Services, and available exclusively to clients subscribing to either the Option 2 or 3 service, our legal team deals with all aspects of the tenancy, from referencing, the drafting of agreements and serving of initial notices, to tenancy amendments, rent reviews, correctly serving notice to end a tenancy, or receiving notice from tenants and ensuring it is actioned accordingly.

Inventory & Schedule of Condition
A date-marked video is produced from scratch before the start of each tenancy and subsequently used be our Property Management Team to draft a detailed report, documenting the condition of the property inside & out, any supplied contents, keys and manuals. Incoming tenants have 48 hours from the start of their tenancy to check our report and propose any amendments for review.
The video and report, although very time consuming and resource hungry to produce, are absolutely necessary as they ensure both landlords and tenants are best protected. |

Quarterly Inspections
We carry out a full health check on properties approximately 3 months after the start of the tenancy and every quarter thereafter.
Maintenance issues are reported via an online account detailing high resolution photos, a description of the issue and where necessary, proposals and quotations for remedial works. For those clients who want to be involved, this allows them to be part of the decision-making process, wherever they are in the world. |

Check out
We provide outgoing tenants with a detailed preparation checklist a month prior to the final inspection in the hope that they prepare the property to the standard it was received (fair wear & tear accepted) and can have their security deposit refunded in full. We check out hundred of tenants each year, our process is completely transparent and absolutely fair and you will be pleased to know that our check out to dispute ratio is less than 2%. In the rare event a dispute does arise, we liaise directly with the arbitration scheme on behalf of our clients. |

Provided by our sister company, Reades Maintenance, and available exclusively to clients subscribing to the Option 3 service, we handle all reactive & planned maintenance as well as scheduled testing, ensuring that obligations are fulfilled so tenants can enjoy living in a safe property and landlords are protected from litigation.
We only use reputable sub-contractors who have good trading histories, maintain adequate insurances, have up to date accreditations and correct qualifications where necessary, and of course the ability to carry out the works as instructed.
Both landlords and tenants have access to our helpline, which is available during normal office hours to report all types of maintenance issues or discuss tenancy matters, and also out of hours, during the evenings and at the weekend, for reporting emergencies maintenance issues only.
